    By Inmobrisa Real Estate    In Benidorm, December 24, 2021. Dear friends:  As always we will try to offer the most objective version of our experiences in the real estate sector. As is normal, experiences are always subjective but, after commenting on our anecdotes with family, friends and other colleagues in the sector, we will do our best to transmit the information as clearly and simply as possible.  What do we mean when we say "double sided"?  It is clear that the versions of the seller and the buyer in a sale are always different. On the one hand, the seller always sells cheap, and on the other, the buyer always buys high. These are the two versions of the same reality.  Sellers always try to get as much as possible for their home, they always put the prices above to see if they can get something else and "try to see". In our opinion, this is a huge mistake. Buyers have a ton of information, and they won't even bother to contact you if they don't see an interesting price up front. The owner, on his part, watches the time go by, weeks, months, and sees that there is no interest whatsoever in his property, without knowing what the motive is. After a while he decides to lower the price a bit. Several months have passed and things are still the same, so he decides to lower the price a little more, and so on. These homeowners will (hopefully) end up selling their home for a price well below the minimum price they originally had in mind. On the other hand, the buyer has seen the property numerous times at a price that has not been attractive to him, and has also seen that the price has dropped repeatedly and that the house remains unsold, so he asks himself: "why What does not stop lowering the price and it does not sell? Something must happen to this house ", thus losing total interest in it or making aggressive offers.  At this point, we, the professionals of the sector, enter to be able to help and advise our selling clients in the best possible way. We try to make them see reason and explain the current situation to them. We know first-hand what buyers are asking us, and that is why we know how to give you an exact market price so that they can sell in a reasonable time without having to lose more money on your home. You have to know what the current situation is and analyze it so that the operation is the most beneficial for both parties. Focusing on unimportant points will only make us miss opportunities.  On the opposite side we have the buyers. They always try to buy their best, so many think that it is better to buy from the seller directly, without intermediaries. At this point we re-enter ourselves. As we have mentioned before, the owners will always try to get as much as possible, so they will never say the real reasons why they sell their property, since it goes against them. We know the exact situation of each home and each owner, so we can advise the buyer which would be the best option or strategy to buy their home as advantageously as possible, being a good deal and operation for both parties.  In the next post we will talk about what is the best solution for both parties and how, many times, sellers miss the possibility of selling their house because they are not well advised and how, also on many occasions, buyers miss real opportunities for not knowing how to recognize them.  Thanks for reading us, we hope you liked it.

     INMOBRISA, REAL ESTATE IN BENIDORM, PRESENTS IT TO YOU Villajoyosa, also known as "La Vila" or "La Vila Joiosa" is a coastal town located approximately 13 kilometers from Benidorm, the Marina Baixa region, of which it is its capital and belongs to the province of Alicante. The distance to the airport is about 48 kilometers and it takes less than 40 minutes to get there by motorway AP-7. Another of the most used options to communicate from Villajoyosa is the famous Metropolitan Trenet or TRAM of Alicante, which goes from Alicante to Denia. It has many and very prominent monuments and places of interest and a lot of cultural and tourist interest, hence it is the capital of the Marina Baixa. Traditionally it was a fishing town but it has been developing the industry and manufacture of chocolate (Chocolates Valor, Clavileño, Perez, etc.) and tourism. Something also remarkable about this town are its festivities of Moors and Christians, known throughout the region and which are worth visiting and its countless beaches, coves and charming coves and its famous beach bars. The gastronomy and seafood is also abundant. Regarding the real estate sector, and taking into account that it is a coastal town, we can say that it has had a lot of development, although it has not been the “boom” in Benidorm, among other things because the height of the buildings is very limited. However, a lot of new construction has been done at a very reasonable price and there has also been invested in tourist and hotel infrastructure, so it would also be an investment to buy a home in this appreciated town.

     INMOBRISA, REAL ESTATE IN BENIDORM, PRESENTS IT TO YOU La Nucía is a town located in the province of Alicante, the Marina Baixa region and is approximately 8 kilometers from Benidorm if we go inland and 3 kilometers from Altea. It also borders Callosa d´en Sarriá and Alfaz del Pí. Communication with the coast is exceptional and that is why it only takes 5 minutes by car to reach the best beaches in Benidorm and Altea. La Nucía is the tenth town that has grown the most in Europe in the last 5 years, which is not an understatement! This is due to the careful attention to detail that the town council has, which is constantly investing in communications, schools, infrastructures and services, also taking care of the interests of its citizens.  As things of interest we have the Youth Center, the university headquarters, the Monte del Calvario, the Hermitage of San Vicente Ferrer, Las Fuentes de la Favara very beautiful, with its plants and trees, waterfalls and tables where to eat something on hot summer days ), the Lavadero or the Autorio del Mediterráneo (one of the town's greatest attractions and with a multitude of shows throughout the year).  As local dishes, you can taste blood with onion, corn balls, paellas, local cheeses and sausages and different desserts and drinks. Also very noteworthy is the Camilo Cano Sports City, a unique sports center in the area that has a total of 66 different sports facilities on a 12-hectare site. For all the aforementioned, we recommend that, if you are looking for a house, chalet, bungalow, plot or, why not, an apartment, near the coast and, and you want to save money, keep La Nucía very present, since It is one of the best alternatives to meet your goals.

    DO YOU KNOW ORCHETA TOWN?  INMOBRISA, REAL ESTATE IN BENIDORM, PRESENTS IT TO YOU Orcheta (Orxeta in Valenciano) is a town located in the interior of the province of Alicante, in the Marina Baixa region, at the height of Villajoyosa but in an inland and mountainous area, making a triangle with Villajoyosa and Benidorm. It is approximately 10 kilometers from Benidorm and 6 from Villajoyosa. The best way to get to the airport is to go to Villajoyosa and from there, by highway, to El Altet airport (Alicante).  One of its main characteristics is the Orcheta reservoir, which has a certain tourist attraction. A golf course project has been talked about several times and has a lot of potential for development. Also its mountains are visited on weekends by hikers and nature lovers.  Regarding the real estate world, we could say that, as we have mentioned previously, it is a town with a lot of potential and very close to the beaches of Villajoyosa and Benidorm and continues to maintain the charm of the mountain, so it would be, in our opinion, a A good idea to make an investment in any type of property in this area: apartment, flat, chalet, country house or town house, chalet, bungalow, semi-detached house, or some land, plot or farm.
